Location

The luxury villa is set in Orbetello Lagoon (Grosseto), in Maremma, a worldwide renowned humid area hosting wonderful birds such as flamingos, herons and ospreys.

Widely renowned are also the beaches of Giannella and Feniglia, two long sandy strips that border the lagoon on the north and on the south.

Moreover, a stay at the villa offers the opportunity to visit the ruins of Cosa, an ancient Roman colony.


Description

Situated only 5 kilometres from some of the most beautiful beaches of Maremma, the villa is an excellent departure point for visiting the nearby natural oases of WWF and in Orbetello Lagoon as well as Maremma Regional Park.
A riding stable and a tennis club are within a few kilometres of the property.

The villa is part of a property surrounded by vineyards and cultivated fields.
The wide fully-fenced park dotted with pomegranate and olive trees that surrounds the house is equipped for dining al fresco.
A wide fenced solarium area lies around the private swimming pool (14.50x5 m; depth: 1.40 m) situated a few dozen metres from the villa.


Accommodation

The two-storey building can accommodate 14+3 guests in 7 double bedrooms and 3 single beds for children up to 16 years of age, and has 7 bathrooms and 1 half bathroom.

The building consists of an entry gallery, the kitchen, the dining room, three living rooms, a home office, seven double bedrooms with private bathroom with bathtub and shower (two on the ground floor and five on the first floor), the laundry room and a half bathroom.

Two bedrooms can be transformed into twin bedrooms upon request.

Three single beds for children up to 16 years of age are available upon request.

The villa comes with swimming pool, air conditioning, fireplace, satellite TV, Internet connection, gas cooker, microwave oven, electric oven, fridge, freezer, espresso coffee maker, American-style coffee maker, ice-maker, food processor, dishwasher, washing machine, tumble dryer, clothes-horse, ironing equipment, cot beds, courtesy kit and private car parking place.
A cook, a domestic help and a breakfast service are available upon request.
A complimentary bottle of Italian spumante is offered at arrival.
One-day guided tours to some Tuscan wineries and to the most important outlet villages of the region, as well as tours of the Chianti region (by Vespa, by bicycle and by vintage car). Val d'Orcia and Maremma (on horseback), by helicopter, by hot balloon and by boat along the Tuscan coast from Versilia to Maremma are organised upon request.

Shops and services of any kind are 3 kilometres from the villa.
A tennis club and a riding stable are within 5 kilometres of the property.
