Location

The magnificent villa stands on a hill in Grosseto's hinterland, in Maremma.

Maremma is a region in south-western Tuscany renowned for its beaches and the wonderful seabed.

A marshy area until the half of the 19th-century, today Maremma is rich in marvellous nature reserves, such as the Maremma Regional Park and the nature reserve of Diaccia Botrona. The latter houses a great variety of plants and animals and is one of the few areas in Italy where the magnificent greater flamingos can be seen.

Archaeology lovers can visit the sites of Roselle, Vetulonia and Sovana, whereas Saturnia thermal baths are a favourite destination of those who are looking for relaxation.


Description

The magnificent villa is immersed in a no-hunting area and overlooks the surrounding countryside from a hilltop. Mount Cetona and Mount Amiata are seen in the distance.
Some thermal baths, a tennis club, a golf club and riding stable are a few dozen kilometres from the property and are easily reached by car.

A wide fully fenced park stretches around the tufa building.
The private swimming pool (12x6 m; depth: 1.50 m) is surrounded by a large stone solarium area.
The barbecue equipment is at guests' disposal in the garden dotted with roses and oleanders.
The patio is furnished for alfresco meals.


Accommodation

The two-storey building dating from the first half of the 19th century can accommodate 8+2 guests in 2 twin bedrooms, 2 double bedrooms and 2 children's beds available only upon request, and has 4 bathrooms.

The ground floor composes of a beautiful kitchen, a large and bright living room, a twin bedroom and a bathroom.
On the first floor are a sauna sitting five, two double bedrooms and a twin bedroom. All these bedrooms have their private bathroom. One of the bathrooms is equipped with a whirlpool bathtub.

Two children's bed are available upon request.

The villa comes with swimming pool, barbecue, home theatre, satellite TV, DVD player, 3D video projector, Internet connection, stereo system, side-by-side fridge, oven, microwave oven, dishwasher, washing machine, whirlpool bathtub, sauna sitting five, bicycles, cot beds and private car parking place.
The price includes the daily cleaning of the villa (one hour/day).

A restaurant, some pizzerias, cafés, food shops and a butcher are 1 kilometres from the villa.
Other shops and services of any kind and a riding stable are 6 kilometres from the estate.
A tennis club and some thermal baths are 9 kilometres from the property.
